Facilities Maintenance Manager

Summary & Qualifications:

The Facilities Maintenance Manager is responsible for overseeing and directing all maintenance activities within the organization. This role requires a strong technical background, excellent leadership skills, and a commitment to ensuring the efficient and safe operation of all facilities and equipment. The Maintenance Manager will be responsible for developing and implementing maintenance strategies and leading a team of groundskeepers and maintenance technicians.

Minimum Qualifications: Required

  • HS diploma or equivalent, with some additional certification/training

  • 4+ years of experience in building maintenance, grounds maintenance, construction management, or a similar field; OR a journeyman or higher classification in a building trade.

  • 2+ years of groundskeeping experience.

  • 2+ years of supervisory or management experience.

  • Experience using a computerized maintenance management software (CMMS)

Preferred Qualifications:

  • Associate’s degree in Facility Management, Engineering, Business, or related field; OR a Master or higher designation in a building trade. 

  • 3+ years of supervisory or management experience.

  • 3+ years of groundskeeping and/or facilities maintenance experience.

  • 2+ years of experience using a CMMS

  • 1+ year of experience in a union environment

Essential Responsibilities

  • Responsible for maintenance, repair, and overall operation of campus facilities including HVAC, electrical, plumbing, and building envelope systems. 

  • Manages all preventative maintenance and repair work; prioritizes, assigns, and schedules work orders in the CMMS, and tracks monthly completion metrics.

  • Conducts routine building inspections; schedules internal and external labor sources to repair, maintain, and/or upgrade wall coverings, floor coverings, ceiling systems, door hardware, lighting, and more.

  • Ensures the campus grounds are attractive and well-kept; conducts routine grounds inspections; schedules and monitors all outdoor maintenance including lawn and soil care, gardening, weed control, tree trimming, irrigation (repairs, maintenance, upgrades, start-up/winterize), leaf removal, snow removal, debris removal, waste removal services, and more. 

  • Supports campus move requests for items such as office furniture, large event setup items, table and chairs, custodial equipment, etc., by directing labor and resources.

  • Ensures staff are adequately trained and follow safety regulations/protocols in operating equipment such as lifts, trailers, skid-steers, loaders, mowers, tractors, blowers, trimmers, and more. Performs preventative maintenance for equipment and schedules repairs as needed.

  • Ensures all departmental policies and procedures are carried out  in accordance with the provisions of the NMC and SEIU collective bargaining agreement covering all full-time custodial, grounds, maintenance, service and skilled labor trades staff. 

  • Hires, trains, mentors, and supervises direct reports; enforces a robust training and safety program for direct reports staff based on industry standards and best practices; conducts annual performance reviews. 

  • Provides leadership and guidance for maintenance and grounds staff through ongoing training, mentorship, goal setting, performance reviews, metrics/ performance analysis, and assessments of labor production and efficiency.

  • Analyzes energy usage data to identify energy deficiencies and practical opportunities for improvement; makes energy improvement recommendations to the Director of Facilities.

  • Follows all College purchasing policies and procedures in purchasing parts, tools, and supplies for ground and maintenance staff; maintains keep-stock program and conducts monthly inventory. Reconciles and submits purchasing card receipts monthly.

  • Manages small maintenance and repair projects (typically < $50,000) and any related third-party service contracts and contractors, as applicable.

  • Provides administrative and management support to the Director of Facilities.

  • Manages the acquisition, assignment, maintenance, and disposal of NMC’s vehicle fleet whether owned or leased by the College. Ensure vehicles are properly maintained, safe to drive, licensed, registered, insured, and that drivers are properly trained and adhere to schedules. 

  • In collaboration with the Campus Safety Department, helps monitor College traffic flow and parking lots to ensure drivers adhere to College and City parking regulations. Prepares College sidewalks and parking lots for events, projects requiring lot closures, and seasonal changes (e.g. installs and removes snow markers and barricades).

  • Works standard business hours, however may be required to coordinate response to seasonal weather events. Supports the Campus Safety Coordinator in determining college closures or delays due to inclement weather.

  • Contributes to the success of the Facilities department by performing all other essential duties as assigned.
